What does a Building Inspector check?

An important part of a building inspection is the subfloor inspection.

If access permits three of the main areas every inspection needs to includes is the roof top, ceiling space and sub floor.

The Building Inspection cost will vary depending on the size of the dwelling and it's type. For instance, unit prices start at $279 (Inc Gst)  and houses start at $319 (Inc Gst). Be careful going for the cheapest inspection around as it might end up being a cheap service. Do you do a Building Inspection before or after you make an offer

When buying through private treaty usually the Pre Purchase Building Inspection is conducted after both parties have sign off on the contract price or offer. We have done Pre Purchase Building Inspections on houses before the contracts have been signed but that is rarely the case. The Real Estate Agent is sweating on getting you into a contract. The only other common reason is a Building Inspection prior to auction. Depending on the interest in the property there might be a handle full of serious buyers. This normally means the property goes through several building or pest and building inspections. Vendors can have their own Inspections done and copies of the report handed out on the day but these are often dismissed. Buyers do not hold much confidence in reports issued by vendors or on behalf of the selling agents.
